Background & credit checks, previous rental history review
We market the property for rent on websites that tenants use to search for homes. In addition, we share the listing information with realtors through the MLS service known as MRIS. We also will post signs at the property location.
The Process
Once we find an applicant,
- We run their credit, criminal history, and a civil check (a check for past evictions).
- We also complete a debt-to-income ratio evaluation (to ensure they can afford rent), verify employment, and check rental history with past landlords.
- Once completed, we review the applicant with the owner.
If the owner approves the applicant, we complete a standard legally binding lease that includes addenda for customized items such as lawn care, pets, and maintenance of certain items in or around the home.
We then complete a comprehensive home inspection in writing along with photos to document the condition of the home before the tenant takes possession.
We also ensure all applicable utilities are in the name of the tenant.
Our stringent vetting process for applicants has proved crucial to our success in protecting our client’s assets and collecting timely payment of rents. The Tenant Placement Fee is the first full month’s rent.

Rent Collection
How to works:
- Direct deposit payments into owner’s bank account
- Routine filing in district court for non-payment of rent to protect owner’s interest
- Refer skip and bad debt accounts to attorney for collection to maximize potential recovery
- Follow through with eviction, if necessary, to minimize losses
- Reporting the timelessness of rent payments to Transunion to be shared with the other credit bureaus
