Basic & Recurring/Monthly
We only have basic fees. We charge to put a tenant in the property & we charge a monthly percentage, which we don’t charge until we collect rent from the tenant.
What’s Included
Property Management plans vary, as they are customized to fit each owner’s unique needs.
Our property management rates are typically between 8-10% of the monthly rent. Discount rates are available to owners with multiple properties.
The Tenant Placement Fee is included in the first full month’s rent.

Process Overview
- Ensure the property is in rentable condition
- Establish a competitive rent based on similar rental properties in the market area
- Thorough pre-rental inspection with pictures and a tenant signed condition form of your property
- Show property to prospective tenants
- Tenant criminal, credit, civil and debt to income ratio review
- Collect application and security deposit from tenant
- Handle security deposit in accordance with Maryland Law
- 6month inspections
- Post-rental inspections with pictures and tenant signed condition form
